Why can't I just use bleach on it?

On a hard, non-porous surface, cleaning can work. On drywall, wood, or anything porous, bleach is mostly theater: the surface lightens while the root structure of the growth remains inside the material, along with the moisture that fed it. The stain fades, then returns. Porous materials with established growth generally need removal, not treatment — that's the honest difference between cleaning and remediation.

Do we have to move out during remediation?

Often no. Proper containment and negative air exist precisely so the work area is isolated from the rest of the home while people keep living in it. It depends on the location and extent of the work and on who's in the household — sensitivity to mold varies by person. It's a judgment call we make with you honestly, not a blanket rule in either direction.

Does everything with mold on it have to be torn out?

No — the real distinction is porous versus non-porous, salvageable versus not. Established growth in drywall, insulation, or carpet generally means removal, because the growth penetrates the material. Framing and hard surfaces can often be cleaned and kept. Good remediation removes what can't be saved and saves what can, rather than defaulting to maximum demolition or wishful cleaning.
