The Openings We Look For

  • Indoor Humidity Sources — Showers, cooking, aquariums, laundry drying indoors, evaporative cooling — we identify what's adding moisture to your air and whether the house has a way to shed it.
  • Bathroom and Kitchen Ventilation — Fans that are undersized, unused, or venting into attics and joist bays. Exhaust only counts when the moist air actually leaves the building.
  • Exterior Grading and Sprinkler Placement — Soil pitched toward the foundation and sprinkler heads spraying the house are the two most fixable causes of below-grade moisture we encounter in Utah yards.
  • Roof Drainage and Downspouts — Gutters and downspouts decide where a storm's water lands. Extensions that carry discharge away from the foundation are among the cheapest prevention available.
  • Plumbing in the Quiet Places — Supply lines, angle stops, and drains under sinks and behind toilets — we check the spots where a seep can run for months without anyone noticing.
  • Condensation-Prone Surfaces — Cold window frames, uninsulated corners, and closets on exterior walls collect winter condensation. Persistent wetness there is a moisture signal worth reading.

How a Prevention Assessment Works

  1. Inventory the Moisture — We identify every meaningful source of moisture in and around the home — generated indoors by daily life, delivered outdoors by irrigation and weather, or rising from the soil beneath it.
  2. Rank by Consequence — A sprinkler soaking a foundation wall outranks a sticky bathroom fan switch. You get the list in order of what's most likely to feed growth, not a scattershot of generic tips.
  3. Correct the Priorities — Some fixes you'll knock out in an afternoon; some involve a trade. We're clear about which is which, and we can coordinate the work that needs coordinating.
  4. Recheck With the Seasons — Utah moisture is seasonal — spring melt, summer irrigation, winter condensation. We recommend recheck points through the year so changes get caught while they're still cheap to address.

What it costs

Prevention is the least expensive corner of this field, and pricing follows scope. An assessment is priced by the size and complexity of the property — a rambler on a flat lot reads faster than a large home with a finished basement, a crawl space, and extensive irrigation. The corrections themselves range enormously: redirecting a downspout or adjusting sprinkler heads costs almost nothing, running a proper fan duct is a modest job, and regrading a yard is a real one. Utah is a desert. Do I really need to think about mold prevention?

The climate helps you with outdoor drying and hurts you with complacency. Homes here still shower, cook, irrigate, and sit in snowmelt-saturated soil every spring — and evaporative coolers deliberately add humidity indoors all summer. The mold problems we see aren't caused by Utah's weather; they're caused by the moisture homes make and mismanage themselves. Prevention here is very winnable, which is exactly why it's worth doing.

Does my swamp cooler make mold more likely?

Evaporative cooling works by adding moisture to your air, so it raises indoor humidity by design. That's not a reason to abandon it — it's a reason to make sure the house can exhaust that air, that the unit is maintained and drained, and that pads and connections aren't leaking. A well-kept system in a house that breathes is fine; trouble comes from added moisture with nowhere to go.

What should I check around the house each spring?

Snowmelt season is when the ground tells the truth. Walk the foundation: look for pooling, check that downspout extensions are attached and discharging away from the house, confirm window wells drained rather than held water, and look low on basement walls for new staining or dampness. Inside, pay attention to the lowest level after wet weather — a new musty note is worth investigating early, when it's cheapest.

Can a dehumidifier alone keep mold away?

It can help in a damp basement, but it treats the symptom on a subscription basis. If moisture is entering through grading, seepage, or an unsealed crawl space, the dehumidifier fights it forever while the source keeps delivering. We'd rather find and shut down the source, then let a dehumidifier handle whatever residual humidity remains. Appliances are backup; corrections are prevention.
